DWELLINGS

The foundations and structure are made of reinforced concrete in compliance with the Structural Code regulations in force.

An independent Technical Control Body (OCT) ensures the correct execution of the structure.

Flat roofs will be waterproofed with a double-layer membrane system to ensure full watertightness and finished to suit their intended use.

Thermal insulation will also be installed above habitable areas, which considerably improves interior comfort.

The façade will be finished externally with continuous cladding.

Separation between dwellings is achieved using blockwork walls, lined on both sides with laminated plasterboard and insulation to ensure the best thermal and acoustic performance and covered with the face towards common areas finished in plaster.

The interior layout of the dwellings has been designed with self-supporting plasterboard partitions mounted on galvanised profiles, with insulated cores to separate spaces with different uses.

The entrance door to each dwelling is a security door with an internal finish that matches the interior joinery.

The careful design of the interior space is complemented by the installation of specially sized interior doors.

Modular wardrobes feature doors equipped with soft-close systems for greater durability and convenience.

Inside, they are finished with a top shelf and a hanging rail.

Flooring throughout the dwelling will be PORCELANOSA porcelain tiles.

Vertical surfaces will be finished in smooth coloured plastic paint.

In the living room, the living area is designed with varying suspended ceiling heights to define the space.

All other rooms feature plaster and painted ceilings, except for areas where suspended ceilings are required to accommodate building services.

The kitchen is delivered fully fitted with wall and base units incorporating soft-close mechanisms, together with a compact quartz worktop.

It is equipped with a BOSCH induction hob, extractor hood and oven.

An undermounted sink and single-lever mixer tap will be installed.

The wall area between the wall and base units will be finished with a matching worktop splashback, complemented by smooth plastic paint to the remaining wall surfaces, providing a contemporary design in line with current trends. Ceilings will be finished with plastic paint.

The kitchens feature PORCELANOSA porcelain flooring that matches the rest of the home.

In the bathrooms, the walls will be finished with a combination of PORCELANOSA porcelain tiles and paint.

Ceilings will be painted with smooth paint.

They will feature PORCELANOSA porcelain flooring, consistent with the rest of the dwelling.

The bathrooms will have a mirror above the washbasin.

OUTDOOR SPACES

The terraces will be finished with non-slip porcelain stoneware tiles from Porcelanosa, suitable for outdoor use and matching the finish of the interior of the dwelling.

The plumbing installation will have a main shut-off valve in each dwelling and in wet areas (kitchens and bathrooms).

Private terraces and gardens will have water connections.

The bathrooms will be equipped with ceramic washbasins integrated into the vanity units; LAUFEN ceramic toilets and LAUFEN shower trays, with thermostatic taps and shower heads.

The bathroom taps will be made by HANSGROHE.

The air conditioning and heating will be provided by a ducted system with air vents in the living room and bedrooms.

The installation will be controlled by an AIRZONE or similar home automation system, with a centralised control screen in the living room and sensors in each living area.

Hot water in the homes is provided by a centralised aerothermal system, with individual meters.

INSTALLATIONS

Indoor air quality is ensured by installing a mechanical ventilation system that removes stale air from wet rooms and adequately ventilates the dwelling without the need to open windows.

Electrical installation in accordance with the Low Voltage Electrotechnical Regulations and telecommunications installation and in accordance with the Infrastructure Regulations, with data, television and telephone connections in the living room, kitchen and bedrooms. Power sockets on terraces and in private gardens.

Photovoltaic panels on the building’s roof will be installed to help reduce the energy consumption of the common facilities.

Video intercom for general access to the property and an automatic intercom at each entrance.

COMMON AREAS

Forced ventilation and a fire protection system will be installed.

The vehicular access door will be motorised and operated by remote control, with smart opening management via smartphone.
